The decision to buy a home isn’t a decision that’s made lightly. Not only is a home the largest purchase most individuals will make, but it’s also where you are going to live, sleep, eat, and, for many, raise a family.

What to look for in a real estate agent

1. They’re there to help

You want to make sure that you choose someone who is available to help you through every step of the buying and selling process. Don’t choose an agent that will dip in and out of the process.

2. They’re local

It’s highly recommended that you hire a local real estate agent as they tend to be very familiar with the geographical area where you are looking to buy. Local agents are experienced in what it takes to market a home and what is needed to successfully negotiate a purchase.

3. They’re experts in the type of home you want

The needs of a homebuyer that wants a house is different from the needs of a homebuyer who wants a condo, or vacant land to build on, or a farmstead. Ensure that the local realtor you’re working with has agents who are familiar with the type of home you’re looking for.

4. They have an up-to-date track record

It’s never a bad idea to ask; how many properties they have sold in the last three months, how they rank among their peers; how many current listings they have; and what their ranking has been over the last five years.

5. They have referrals

Do some research on the agent that’s going to be helping you sell your home. Read reviews and testimonials.

6. They have a strategy

Ask your agent how they’ll approach your home search. Will they only rely on MLS listings, or do they have other sources of homes to show you? Are they willing to change their strategy to adapt to market conditions?

7. They can negotiate the price

Start by finding out what the current selling price vs. asking price ratio is in your desired area. Then find out what the selling vs. asking price ratio is in the larger market. Is your agent’s sell vs. ask price better than average?

8. They have great local supports

Ask whether they have support people to assist in the home buying process. Another benefit to hiring a local agent is they often have affiliations with local mortgage brokers and lenders, moving companies, painters, lawyers, and many other services that may be needed when buying or selling a property. Local support will allow you to have the necessary contacts to make the buying process as smooth as possible.
