The real estate market has picked up quite a bit. Homes are selling as fast as they are listed.
Spring is one of the best and busiest times of the year to put your home on the market. With so
many potential buyers looking around for their new home, it is important to start planning early for
your sale and to ensure your home will stand-out amongst the many listings.

Before you settle on a price, and get your home on the market. A couple of changes might need to
be made, to get a better return on your home, such as repairs, cosmetic improvements,
renovations, and so on! Here are a few tips to help you get started on showcasing your home.
Prioritize repairs and improvements

Minor renovations and repairs will help increase your property appeal to potential buyers. Do a
walk-through of your home, or have a friend do a walk-through and markdown minor repairs such
as holes, leaky faucets/roofs, cracks, and mold. Upgrades - a fresh coat of paint can help change
the overall look etc. If you are thinking of doing a renovation, keep it small and simple. A big
renovation before selling could cost you a lot and it might not work in your favor. See what kind of
renovation will help increase the value of your home. A fresh coat of paint can help change the
overall look of your home, making it more inviting and brighter.

Staging your home

When it comes to staging, make sure that your home is not crowded with furniture or other
decorative items; you want it to look spacious. Start by decluttering and de-personalizing your
home. Removing the stuff that belongs to you will help potential buyers picture how the space will
look like with their furniture. Remember to keep your home neat and tidy as well, for when buyers
do a walk-through. You can also try incorporating some bright spring colors and patterns to make
your home pop!

Curb Appeal

Regardless of when you sell your home, always remember to enhance your curb appeal. If it
snowed the day before, clear the snow from all walkways, pathways, and your deck. Throw salt
down to make sure that ice won't form. If the weather is great, add some outdoor furniture to
stage the space. This will help give potential buyers an idea of what the space would look like.
Make your front entrance inviting with clean, tasteful hardware and a fresh coat of paint on the
door. Clean up leaves, weeds, and put out seasonal planters as accents to brighten up the
entrance.

A minor spring clean

Keep your home fresh and tidy by cleaning all your carpets, steam cleaning them, remove any
stains and other marks. If you have hardwood, vinyl flooring, tiles, or anything else, make sure
they are spotless and shiny. Try your best to remove any scuff marks. Eliminate any odors and
keep the house smelling fresh during showings, remember to air out your home as well. If your
house lacks natural light, invest in new light fixtures - nothing over the top, keep them neutral so
that it is appealing to others as well, add floor lamps, clean up your windows, and decorate your
home with lighter and brighter decor to help the space look bigger.

Hire an Agent

Once you've settled on the idea of selling your home, it's time to start looking for an agent that
can help you with the selling process. Find the right agent that has the experience and knowledge
of the area/market. The agents will provide a marketing plan, generate the right price for your
home, find the right buyers, and have excellent negotiation skills to get you a good return on your
home.
